Your Dreams - Our Mission

Our team creates not just buildings but comfortable, functional, and aesthetically refined spaces. We combine experience, modern technologies, and attention to detail to ensure that every project meets your expectations.

The approach is based on a deep understanding of client needs, the rational use of resources, and strict adherence to all building standards. We make the design process clear and convenient, offering effective solutions for any task – from concept to implementation.

Our Philosophy

Architecture is a reflection of a person’s personality, lifestyle, and values. That is why every project begins with a deep understanding of the client’s needs and desires.

Through dialogue and collaboration, a concept is formed and transformed into a comfortable, functional, and harmonious space. Every detail is carefully considered to create not just a house but a true home where one truly wants to live.

01

At this stage, the overall vision of the project is formed, defining key ideas, style, and functional purpose.

  • Definition of Objectives and Functional Purpose:
We establish an initial concept of the future object: what functions it should perform, what rooms are required, and how they will interact with each other.

  • Creation of the Conceptual Design:
We develop the first volumetric-spatial solutions (sketches) that visualize the overall concept, architectural style, and fundamental parameters of the future building. This allows for agreement on key ideas with the client and the introduction of initial adjustments.

  • Stylistic and Spatial Vision:
We refine the aesthetics, form, and functional zoning of the object based on preliminary sketches. The key design features and the desired atmosphere of the space are determined.

  • Assessment of Regulatory Requirements and Preliminary Calculations:
We consider building regulations, local requirements, and the estimated budget. The approximate area, number of floors, and main technical parameters are clarified to define the initial project scope.

02

We develop projects "from scratch," ensuring a complete cycle of documentation and preparation for construction in accordance with current regulatory requirements.

  • Collection of Initial Data:

    • Analysis of the land plot and site conditions: We consider the topography, climate, surrounding developments, and local regulatory requirements.

    • Defining client requirements: We establish an initial understanding of the desired style, functionality, and scale of the future project.

    • Assessment of regulatory requirements and preliminary calculations: We clarify the estimated area, number of floors, and potential budget to align the initial project parameters.

  • Architectural Design:

    • Development of architectural drawings: We create detailed floor plans, facades, sections, and site plans that illustrate the spatial organization, structural solutions, and exterior appearance of the future building.

    • 3D visualization: We generate realistic three-dimensional models to evaluate the project from different angles and make timely adjustments.

  • Preliminary Permit Documentation:

    • Explanatory Note:

      • Building application: Contains general information about the project and key technical solutions.

      • Construction description: A detailed explanation of the concept, as well as the technologies and materials planned for implementation.

      • Statistical report: Analytical data on the site and other parameters essential for project evaluation by regulatory authorities.

      • Living area calculation: Precise determination of room areas, confirming the functionality of the designed spaces.

      • Construction cost estimate: A preliminary assessment of material and labor costs for budget planning.

    • Integration of architectural drawings: Incorporating developed floor plans, facades, sections, and site plans adapted to the format required for submission to regulatory authorities.

    • Submission and approval: We submit the complete document package to the relevant institutions, ensuring compliance with requirements and current regulatory standards.

03

We modernize or restore existing buildings, preserving their historical value while enhancing functionality and comfort.

  • Collection of Initial Data:

    • Analysis of the existing building and site conditions: We assess the structural condition, historical or architectural significance, operational requirements, and surrounding development to determine constraints and potential opportunities for reconstruction.

    • Defining client requirements: We identify the desired scope of work (partial restoration, remodeling, extension, etc.), stylistic and functional preferences, and expected outcome.

    • Assessment of regulatory requirements and preliminary calculations: We clarify applicable building codes, evaluate potential deviations or special conditions (e.g., for historically significant properties), and establish an estimated budget and scope of work.

  • Restoration Plan:

    • Development of architectural drawings: We create detailed plans, facades, sections, and site plans that depict the current state of the building and proposed modifications, considering structural, historical, and aesthetic aspects.

    • 3D visualization: We develop realistic three-dimensional models that illustrate the building’s future appearance, incorporating restoration or renovation decisions. This allows for timely identification of potential issues and necessary adjustments.

  • Preliminary Permit Documentation:

    • Explanatory Note:

      • Building application: Includes general project information, anticipated modifications, and key technical solutions.

      • Construction description: Provides a detailed explanation of the restoration or reconstruction concept, including the technologies and materials to be used.

      • Statistical report: Contains analytical data on the property, site, and other parameters essential for evaluation by regulatory authorities.

      • Living area calculation: Determines updated room areas in cases of remodeling or functional repurposing.

      • Construction cost estimate: A preliminary assessment of labor and material costs, considering the specifics of the reconstruction.

    • Integration of architectural drawings: Incorporating developed floor plans, facades, sections, and site plans adapted to the requirements of regulatory authorities.

    • Submission and approval: We submit the document package for review to the relevant institutions, ensuring compliance with applicable regulatory standards and specific requirements for restoration projects.

04

We create a harmonious environment—both inside and outside the building—focusing on comfort, aesthetics, and modern trends.

  • Analysis of Functional Needs and Style Preferences:
We examine the goals and requirements of the space, defining key stylistic directions to develop a design that reflects the client’s individuality.

  • Selection of Materials, Furniture, and Decorative Elements:
We develop comprehensive finishing solutions, selecting high-quality materials, textiles, lighting fixtures, and accessories while ensuring a harmonious combination of colors and textures.

  • 3D Visualization and Virtual Tour:
We create realistic three-dimensional models that allow for space evaluation from different angles and offer a virtual tour for full immersion into the future interior or exterior atmosphere.

05

Documentation based on a 3D model (BIM) that provides an accurate description of all materials, equipment, and finishing products for further procurement and construction.

  • Development of Specifications:

    • Creating detailed lists of materials, equipment, and finishing products required for the project. This includes everything from construction materials to lighting fixtures and plumbing.

    • Describing the technical characteristics of products to ensure compliance with building codes and standards.

  • Project Cost Assessment:

    • Conducting a detailed cost analysis of all project components, including labor, materials, and other direct expenses.

    • Developing budgets and financial plans to assist clients in making informed decisions about potential project adjustments for cost optimization.

  • Tender Documentation:

    • Preparing documentation for tenders and assisting in selecting contractors. This includes developing tender documents, evaluating proposals, and negotiating agreements with contractors.
