FROM CONCEPT TO BUILDING PERMIT

Architectural design and permitting services throughout the state of North Rhine-Westphalia.

1️⃣ WHO THIS SERVICE IS FOR

We work with owners of small and medium-sized businesses, private developers, investors, and real estate developers planning new construction, renovation, or change of use of properties in the NRW region.

2️⃣ WE HAVE EXPERIENCE WITH A WIDE RANGE OF PROPERTY TYPES:

  • cafés, bakeries, retail stores;

  • single-family houses, apartment buildings, hotels, and guesthouses;

  • commercial properties: offices, medical practices, salons, studios, and more.

3️⃣ WHAT OUR SERVICE INCLUDES

PREPARATION OF BAUANTRAG (building permit application) IN NRW AND SUPPORT

  • Initial consultation on zoning and development potential

We analyze the plot or building: what is allowed under the Bebauungsplan (zoning plan), and what restrictions apply in the specific municipality.

  • Sketch and development concept in accordance with NRW regulations

We create an initial concept of the future building that meets technical, legal, and urban planning standards. This is the basis for further permitting work.

  • Architektenpläne (architectural drawings: floor plans, elevations, sections)

These drawings are required by the Bauamt (building authority) to assess the size, scale, function, and integration of the building into its surroundings.

  • Lageplan / Situationsplan (site plan)

An official plan including plot boundaries, infrastructure, existing structures, and placement. Without it, the application is invalid.

  • Baubeschreibung (building description) + for commercial buildings Betriebsbeschreibung (business description)

Explanation of what is to be built and how it will operate (e.g., opening hours, number of seats, staff count, peak times, service features). This helps assess local impact, parking needs, and zoning compliance.

  • GRZ / GFZ / Stellplatznachweis / Flächenberechnung / Kubatur (calculations of floor areas, density, and volume)

Determining building parameters — required for project assessment under the BauO NRW (North Rhine-Westphalia Building Code).

  • Wärmeschutznachweis (thermal insulation certificate)

Proof that the project meets energy-efficiency and insulation requirements. Mandatory for any residential or commercial structure.

  • Tragwerksplanung (structural design) — provided by licensed partners

Static calculations (load-bearing capacity) carried out by a certified engineer. We coordinate the process and integrate the result into the full package.

  • Brandschutzkonzept (fire protection concept)

Required for high-risk buildings such as hotels, public facilities, or multi-family dwellings.

  • Completion of Bauantrag forms and full submission support

We take care of completing the official forms, submitting them to the Bauamt (building authority), handling communications, clarifications, and amendments — all the way to the Baugenehmigung (building permit).

  • Nachbarzustimmung / Antrag auf Abweichung (neighbor consent / deviation request)

If the project goes beyond standard limits (e.g., setback, building height), we prepare the necessary requests and communicate with all involved parties.

4️⃣ HOW WE WORK

We don't just prepare drawings — we guide the project through to obtaining the permit.

  • We compile the full documentation package in accordance with BauO NRW (Bauordnung Nordrhein-Westfalen — building regulations of the state)

  • We involve only verified partners with Bauvorlageberechtigung (authorization to submit project documentation to the building authority)

  • We coordinate necessary adjustments with the Bauamt (building authority) and support the process until the Baugenehmigung (building permit) is obtained.

5️⃣ TIMEFRAME AND PRICING

  • Initial consultation and site visit — always free of charge

  • The price depends on the complexity of the project (evaluated individually)

  • Average timeframe for completing the project documentation — from the first consultation to the final package ready for submission to the Bauamt (building authority): 2–6 weeks
