FROM CONCEPT TO REALIZATION

Individual design of residential, commercial, and special-purpose buildings in North Rhine-Westphalia

1️⃣ WHO THIS SERVICE IS FOR

We work with private developers, investors, real estate developers, and entrepreneurs who are planning the construction of residential, commercial, or mixed-use properties in the NRW region.

2️⃣ We have experience with a wide range of properties:

  • Single-family and multi-family houses

  • Guest houses, boardinghouses, small hotels

  • Cafés, bakeries, shops

  • Offices, clinics, workshops, salons, etc.

3️⃣ WHAT OUR SERVICE INCLUDES

We work step by step, in accordance with the German standard HOAI (Honorarordnung für Architekten und Ingenieure). At each stage, a set of documents is created, each with a clear purpose and legal validity.

  • Grundlagenermittlung (Definition of fundamentals)

We carry out an initial site analysis: checking legal development conditions via Bebauungsplan (zoning plan), Flächennutzungsplan (land use plan), and the requirements of the Bauamt (building authority). We define the technical brief, create a data collection protocol, and develop the Raumprogramm (spatial program) to estimate the project's scope and approval phases.

  • Vorplanung (Preliminary planning)

We develop a concept plan considering zoning, orientation, distances to boundaries, and permissible development density (GRZ/GFZ). We prepare the first Skizzen (sketches) and provide a preliminary cost assessment. The result is a conceptual site plan with explanatory and supporting materials.

  • Entwurfsplanung (Design planning)

We develop a complete architectural project including:

  • Grundrisse (floor plans)

  • Schnitte (sections)

  • Ansichten (elevations)

  • 3D model / BIM-Modell (volume, proportions, style visualization)

  • Flächenberechnung (area calculations)

  • Baubeschreibung (description of the architectural concept, materials, and design logic)

We ensure compliance with BauO NRW (North Rhine-Westphalia Building Code) and prepare all drawings for submission.

  • Genehmigungsplanung (Permit planning)

We prepare the full package for submission of the Bauantrag (building permit application), including:

  • Lageplan (site plan) — prepared by a licensed surveyor according to Bauamt requirements

  • Drawings in the scale required by the Bauamt

  • Betriebsbeschreibung (description of use) — required for commercial projects; includes function, hours, number of employees, etc.

  • Documents from the Tragwerksplaner (structural engineer) performing static calculations

  • Completed Bauantrag forms, Nachweis Stellplätze (parking verification), GRZ/GFZ (density ratios)

  • Submission document checklist

All documents are customized to the local Bauamt and prepared for signature by an architect with Bauvorlageberechtigung (submission authorization).

  • Ausführungsplanung (Execution planning)

We create detailed technical drawings for construction companies and contractors (bricklayers, installers, engineers):

  • Details (construction details) at 1:20, 1:10, 1:5 scale — showing precise connections and material layers

  • Öffnungstabellen (door/window schedules) — lists of openings with dimensions and types

  • Materiallisten / Spezifikationen (material specifications) — lists of materials and quantities

  • Integration of Tragwerksplanung (structural calculations) from the previous stage into architectural plans

  • Coordination drawings for specialists: Elektroplanung, HLS-Planung (electrical, HVAC, plumbing)

This is the most technical phase, ensuring execution accuracy without loss of quality or rework.

4️⃣ WHAT YOU RECEIVE

  • An individual architectural project that complies with BauO NRW (North Rhine-Westphalia Building Code)

  • A complete set of drawings, including:

    • Grundrisse (floor plans)

    • Schnitte (sections)

    • Ansichten (elevations)

    • Lageplan (site plan)

    • Flächenberechnung (area calculations)

    • Baubeschreibung (project description: function, materials, construction)

  • BIM-Modell (Building Information Model) — the digital format in which each of our projects is created. A 3D visualization is created separately as needed to display the exterior design, materials, and lighting.

  • Documentation for Bauantrag (building permit application):

    • All drawings in the format approved by Bauamt (building authority)

    • Architect's signature with Bauvorlageberechtigung (authorization to submit documentation to the building authority)

    • Completed forms, copies of the cadastral plan, Bebauungsplan (zoning plan — if available for the plot; if not, BauGB §34 or §35 regulations apply)

  • Tragwerksplanung (structural engineering design) — static calculations and technical conclusions from a certified engineer

  • Development parameters:

    • Stellplätze (parking spaces) — number of parking spaces determined by the object type and local municipality requirements

    • GRZ / GFZ (building density coefficients) — regulations specifying the maximum allowed land occupancy and the ratio of total floor area to plot size

5️⃣ MODERN TOOLS

We work using the BIM (Building Information Modeling) methodology, which entails a comprehensive digital approach to design. The process utilizes a set of compatible tools, ranging from modeling and drafting to visualization, simulations, clash detection, and tabular analysis.

This enables:

  • Early detection of clashes

  • Accurate calculation of volumes, areas, and materials

  • Quick modifications and automatic documentation updates

  • Integration of architectural, structural, and engineering elements into a single model

6️⃣ TERMS AND CONDITIONS

  • Initial consultation and site visit — always free of charge

  • The duration of the project depends on the size and complexity of the object, as well as the approval speed from the Bauamt (building authority).

  • Estimated time for completing the architectural documentation — from the first consultation to a complete package ready for submission to Bauamt (building authority): 2–6 weeks.
